Target Free Thursdays at the David Rubenstein Atrium at Lincoln Center-This week Essentially Ellington Alumni-FREE on UWS at 830PM

The Essentially Ellington High School Jazz Band Competition and Festival is in its 15th year.Its a fantastic event,a great chance to hear lots of wonderful young jazz musicians from all over the country- some alumni include members of the orchestra currently as well. This Thursday's preview should be fabulous-Target Free Thursday's has been a great program-sometimes I've tried to go and have been shut out !

New York City is an awesome place to enjoy live music,so many possibilities at ALL price points ! Come on out and enjoy one of the newer venues-check out the atrium for weekly concerts,and also for discounted tix to Lincoln Center performances ! Enjoy !

Dogs and birds and trees ! Gorgeous day in Manhattan....

I am an unapologetic dog lover- this is Mr B, Bentley. We've spent most of the afternoon outdoors- thanks to the wonders of technology (as well as pen and paper), I kept chugging along with work ! Phone calls ,client prep, editing copy for our team website.

Everyone is out, its a perfect spring day, hear the birds chirping, kids in the playground,buzzing with activity. A great time to figure out where and how you want to live in NYC.....

Are you an animal lover ?Have a pet ? Cat or dog or? Fav dog parks? ( we love the small dog runs at Carl Schultz Park, Madison Square Park-ok who wouldn't like a dog run near Shake Shack ???! ,and also the West Thames Dog Run down in Battery Park City.

Is pet-friendly housing an imperative for you ? Bentley and I will be glad to help you find your perfect home to buy or rent...and maybe some play dates for your dog too !

Another gorgeous spring weekend in the Big Apple is upon us...

I spent last weekend at state Destination Imagination tournament - and

Building service workers strike averted in NYC !

Local 32BJ and the realty advisory board report that a deal has been
reached. The union represents approximately 30,000 building service
workers -including doormen, porters, janitors and supers. The strike
would've started at 7am on Wednesday shift change.

Last strike was in early 90s. Sticking points included owner demands
that workers shoulder part of health care costs and pay raises.

Total pay increase of nearly 10 percent and no sig cuts to bennies in
this new four year contract.

I don't know about you but I will be glad to see familiar faces in the
morning !

Doorman strike looms in NYC....tick tock...

The negotiations between the Realty Advisory Board and local SEIU 32BJ have been ongoing for a few months. Building workers (doormen, maintenance, etc ) belong to this union. A few weeks ago the union authorized a strike, last week many buildings (including my own) made sure that residents were aware of the plan of action should a strike occur. Building workers I've encountered have been a mixed bag- those around during the last strike 20 or so years back ,see a familiar pattern.

I'd almost forgotten,briefly about the deadline- until I went to the garbage chute and found it locked !

Where are we now ? Just over an hour until the deadline. Odds of a strike- I don't know - I'd say more than 50/50.

Hopefully no one really wants to see a strike.- residents ,workers or the RAB....but... Its getting close.

Approaching DI tournament weekend !!!! #idodi

SUPER busy week,lots of fabulous things going on in NYC real estate,offers being made and accepted,working on getting through to next phases of deals-lots of moving parts in ANY real estate deal,it is OUR job to make sure things go as smoothly as humanly possible-and yes sometimes it takes ALOT of greasing .Lots of time with clients and smack in the middle of that,fufilling my continuing education obligations ,which I must do before renewing my license.

Had a super fabulous day at continuing ed Wednesday,decided to do my hours at REBNY,it was a day filled with value,from the instructors as well as from fellow colleagues.This is still one of the reasons I prefer to sit in a class room versus doing it online-the things I can learn from other real estate professionals,far exceed sitting in front of my computer-plus there's the automatic bonding from enduring the class,and you usually make a new friend and hopefully down the line do some deals !

Also this week my fabulous Las Comadres de las Americas book club meets,and this month I get to lead the discussion on Rueben Martinez' "Habia una vez : Cuentos Tradicionales Latino Americanos" / Once Upon a Time Traditional Latin American Tales . After which I hope to make it over to the Lincoln Center Atrium to catch some of the live music for Target Free Thursdays !...and then quick packing,taking some "time off" to give back...and we're off to....(drum roll please !)

Binghamton...YES,that's what I said...so here is why -this weekend is the state tournament for Destination Imagination in NY-so some awesome kids from NYS (and PA) will be presenting their solutions and from there,teams will be advanced to go to the Global Finals for DI over Memorial Day weekend in TN. I'm pretty excited-this is my second year volunteering as a challenge appraiser-but THIS year I got chosen to go appraise at Globals,and I'm very excited about getting to see the kids present their solutions there,as well as see solutions from all around the country and world ! (and in the near immediate future,I'm really looking forward to having Spiedies !!!!! )

And...as many of you know,we're working on a website for the team,and I just saw the custom home page the great team at Agent Image has been working diligently on-and it is looking great !

Oh.and for those of you who are saying what in the heck is a spiedie : cubed meat,marinated overnight (or longer), grilled in a charcoal pit and served usually on an Italian sub roll or skewers with some fresh marinade over it.

Someone asked me the other day,what have you been up to lately....

And this became a very fun conversation ! So much has been going on,its been like a whirlwind

For those of you who know me,you know I tended to avoid things like Facebook for many years.In fact-despite my geeky techie leanings,I avoided almost all of it until a few years ago.I came to Facebook because Scrabulous was shut down,and in return,I've reconnected with friends,family,former coworkers,classmates,even as far back as elementary school!

(and for those of you who are my friends on Facebook,this is a relatively rare instance of my blog appearing in your feeds-in general,feel free to a) subscribe b) click on the Posterous tab off of my personal profile or c) join my fan page and interact with me there or d) all of the above ...c'mon,its at least more interesting than a plethora of Farmville updates etc :),no ? )

So,for the last couple of months,I've been immersed in an intense re-engineering of my business.(very much reminds me of when I used to be engaged by business to come in and examine their process management and all sorts of -wait...I feel myself lapsing into uber geek talk again...)

I joined Twitter last summer,took me a while to get a hang of it-and connected with and learned from alot of industry peers,and colleagues.One of my major goals for 2010 became to bring who I am and how I do business online,-starting a blog,building a website (not just the profile page off of the brokerage). I love to connect and engage with people,always have :) seems pretty natural a progression to me.

If you're reading this on my blog-well,you see that in the last few weeks,I've started it,and I have hoped and aimed to bring you a blend of what it is like to live and work in NYC,specifically as a licensed real estate professional ! And for those of you who know me well,I've spent years answering your questions about what to do,where to go,and how I choose to enjoy life in NYC-so this blog thing isn't terribly far fetched ,now is it ? :) 

So,a major irony in all of this,is that as I've been immersed in this,my home brokerage is ALSO going through a process of rebranding and relaunching PLUS you know,that pesky thing called work being out there helping people achieve their goals in real estate (which in one noteable case last quarter even included physically helping a friend and client move ,and yes,this is why sometimes you may have noticed bags under my eyes of late)

 

But,a few quick progress notes :

  • In the last year I have been quoted and published specifically about my thoughts on ereaders and netbooks (before the iPad was a reality),and was recently quoted in an Inman News article on Q1 2010 in Manhattan real estate (not bad,and its only April eh).
  • As for the major piece of the puzzle,my website-we're finally at the staging stage.Many of you who have seen me recently (and when I say many I do mean many,I feel like I have been on a HELLO tour this last quarter) ,may have seen some of the design compositions along the way,and overheard what seems like endless talk about concepts,and have had me bounce ideas off of you-well,I'd LOVE your feedback yet again.We're still tweaking some elements,minor layout fine tuning-I am busy formatting and adapting content for the site-but at the end of the day you,your friends,your co-workers-YOU are my intended audience.I can try to the best of my ability to put myself in your shoes,but even my old software design leanings only take me but so far :).

So,if you'd like to help shape and refine along with me-let me know,and I'd LOVE your opinions,and comments-after all,many of you are some of the people who I have valued and appreciated most throughout my life !

Date night in New York City-what to do ?

We all get busy -but its important to remember to take time for what's important to you :) for me,its family and friends

As is the case with many urban relationships-we're both busy professionals but its important to us,to take time and enjoy each others company,and that of our friends. But this Saturday night-the weather was fabulous and it was just the two of us ! A night to catch up and just be us ....

We started out on the UES at Uptown Lounge (1576 Third Ave- between 88-89th streets) ,for a bit of happy hour and trying to decide where to go and what to do. Dinner ? Movie ? Music ?

Almost opted to stay local- I'm a huge fan of being able to walk home :) after an evening out,go see "Date Night" down the block at the Loews Orpheum on 86th,and dinner at Lili's Noodle Shop (on 85th) but thought let's head down to the LES and try our hand at catching some live music ! (Like the nights we had when we first met ...-which interestingly enough was on the LES listening to live music! )

M15 here we come ! Early enough to catch a limited,saving that long cross town walk...and drops us off right across from Rockwood Music Hall(on Allen ,just off Houston)- which was PACKED,so much so not even standing room for us to go in... Another plus about riding buses- being above ground and spotting places you want to go as you watch neighborhoods in Manhattan transition,each with their own unique flavor.

We decided to try and check out the Meatball Shop( on Stanton just off allen-go !)- which was super full (and I'm glad ,not just to see a new restaurant busy,but because two of the owners are fellow LaG aka FAME school alums !) . So we went to one of our favs- Pala Pizza (wonderful as always,super busy,even more so when we left) and popped over to Living Room for a bit,then a nice stroll thru the Bowery and then northbound to get home.

We love Pala Pizza- great food,super fresh,nice wine list and wonderful service. Good for two or even large groups (call and make a ressie if you want to come with a large group) - worth checking out AND making a trip for. Great for groups, they even have some great items for those who need gluten free choices !Oh and PS- try the specials of the day !

Great to see New Yorkers of all ages out enjoying the city and its offerings :)

So that was our night-what did you do on such a superb spring Saturday in the Big Apple ?

Billy Joel Fan ? Like live music ? Check out Wade Preston at Sweet Caroline's tonight !

A few weeks ago,we went to hear our friend,Bob Malone play at the Iridium jazz club in Manhattan with his band-he is one of our favorite musicians,nice,super talented-alot of fun to listen to.And we happened to sit down at a table,next to Wade Preston ! Turns out,Kevin had actually seen Movin' Out-and remembered Wade. And Bob said Wade was fabulous,more so than he :) -I can't wait to find out! Hoping to make it to Wade's show tonight.....

Anyways-we had a fabulous time chatting with Wade-and he is playing in NYC tonight  !Here are some of the details :

Home buyer tax credits and you -is that within the realm of possibility ? Time is running out !

I get asked about this alot lately-and these are the four quick talking points I give in my response,followed by "consult a tax advisor STAT" :)-thought I'd share with you !

The federal homebuyer tax credits have been in the news constantly-if you haven't heard about them,or just now are going "say what"-here are a few quick points to consider when wondering if you might possibly qualify-and then go talk to your tax advisor about these things for more detail-but knowing a few ABC's could save you time and effort !

  • Purchase agreements must be signed between December 1,2009 and April 30,2010 .Buyers have until June 30th,2010 to close.
  • There are two tax credits,the first time( first time defined as not having owned a home in the previous three years,the credit does not have to be repaid unless said home is sold or ceases to be a primary residence in three years) home buyer credit- upto $8,000.And the repeat/move-up credit,for buyers who have lived in their primary residence 5 years or more.
  • $800,000 price limit on homes eligible for the credit
  • Income limitations on eligibility : $125,000 for individuals; $225,000 for married couples

Lots of information out there,do your research,make your calls.If you were on the fence and possibly considering this...well...April is zooming by fast !

Are you being heard by your agent?

Interesting day today.I spent part of my morning at a REBNY boot camp seminar,primarily intended for new agents (less than three years in the business)-but they don't turn away "old" agents either. What I find interesting about seminars is meeting (and perhaps reconnecting) with people I may have done deals with,but also hearing experiences. Sharing our experiences and knowledge should lead to improving our industry (and the public perception of our industry).

So yesterday,we had our monthly company meeting,today this boot camp seminar-where the focus was on getting the deal done.Basically in a nutshell,different deals,different people involved,different roles.You have to think creatively and sometimes outside of the box- you'd think this was a given,but its always good to learn-revisiting,sharing,educating each other. I enjoyed the seminar this morning,as is generally the case.

So,during the break...as I was putting a schmear on my bagel,someone says to me "None of this is relevant. I want to know how to get more buyers". I remarked,that very clearly at the start of the seminar it was stated that this was about getting the deals done.He said he wasn't listening....

I suggested,that maybe he should be listening,and that perhaps he wasn't listening to others-and maybe that's why he was having trouble finding new buyers.AND that listening during the course of the deal is crucial...so maybe its not so irrelevant after all,eh ?

So my question to you,if you are working,or have worked with an agent in the past-were they listening to you ? Did you feel they were acting in your best interests,truly on your behalf ? Curious to hear your opinions...

Spring is upon us ! Tips for a spring spruce up of your NYC apartment !

Spring rolls around and many of us decide to do some spring cleaning  ! Well,here are some spring spruce up tips ...freshen up your look-just for you OR especially if you're thinking to sell:

·     Great tips for cleaning up and freshening your look

o    Organize-declutter.

§  Yes,generally NYC apartments can be “small” and “cramped for space”-but a lot of that comes from overstuffing-like when you overstuff your luggage ! You don’t want a potential buyer to come through and feel “cramped”. Consider removing (either for good,or just temporarily to storage) furniture, keep a few key pieces.Consider new ways to place furniture to make a room more appealing.

 

o    Clean and organize closets and cabinets.

§  People want to see effective use of space,they want to picture how will THEY use the space. Buyers always check out the closet space-consider getting storage aids from places like the Container Store or IKEA

o    Repair and paint-

§  Have a leaky faucet ? Fix it . Squeaky door fix it !

§  Consider repainting. Consider painting with neutral colors (yes not everyone will LOVE that orange accent wall,um room.)

o    If you have broken appliances- fix or if possible replace them.
